However, the Strata Schemes Management Act 2015 (Amended 2023) introduced important changes aimed at making pet ownership more accessible for residents:
Owners corporations cannot unreasonably refuse consent to a lot owner’s request to keep a pet.
Owners corporations can still put reasonable conditions on pet ownership, such as noise restrictions or cleanliness requirements.
Strata schemes are encouraged to update their by-laws to reflect these changes and adopt a more balanced approach to pets.
In other words: pets are generally welcome, but with some common-sense rules in place to ensure everyone’s happy.
How to Get Approval for Your Pet?
Check Your Strata By-Laws: Every strata scheme has its own by-laws that govern pets. Some schemes may have specific requirements or restrictions — like the number, type, or size of pets allowed. Start by reviewing your strata by-laws to see what applies.
Submit a Formal Request: If your by-laws require permission, submit a request to your owners corporation or strata manager detailing your pet, its breed, and how you’ll meet any conditions (for example, ensuring the pet won’t disturb neighbours).
